First of all, avoid any car the first year it's released. I noticed in the paper this morning that you could lease a new Ford whatever their new SUV/sedan cross is for the same price you lease a Ford Explorer. What fool would buy a new car, before the manufacturer has had a year or two to iron out the bugs? They're in constant contact with dealers and service departments to find out how their new cars are performing and what customers like and don't like about them. Give them some time to fine tune the car before buying it for yourself.

Never buy whatever car is super popular. You'll pay top dollar, and you'll never get that money back out of it. No car dealer will dealer on a hot car. Why should they, if someone else who's willing to pay full price will buy it later that day? It's often hard to find a dealer who even has a hot car on his lot. There's no way in the world they're going to give you a price break if they're the only dealer within 200 miles who has the car everyone wants. And two or three years later, when you're ready to sell the car, there are enough of them available, and they may no longer be the hottest car, that you won't be able to sell it for the same top dollar you bought it for.

A car that you only keep for a year or two definitely qualifies as a 'worst car to buy.' One study I read found that if a person kept every car they bought for ten years or more, instead of buying or leasing a new one every three years, that they would save $400,000 by the time they turned 65. It didn't matter whether they bought the car new or used, or what kind of car they bought. It was cheaper-significantly cheaper-to buy it and pay for whatever repairs came up. Cars are lasting longer every year, so it's possible you could keep your car even longer than ten years, and save even more money. Please don't be one of those people who buys a new car every four or five years.

Please don't make the terrible mistake of leasing your next car. Car salesmen can convince anyone that this is a great way to go if you don't have a lot of money to put down for your car (who does?) or if you want to buy a nicer car that you couldn't afford otherwise. You can't afford to lease a car; even Bill Gates can't afford to lease a car. Please cross leasing off your list of car options. We can't find anything truly worthwhile about leasing.

And now our list of worst cars to buy for 2007 (by make and model):

BMW 7 Series and X5

Chevy Astro, Blazer, Express, S-10 with 4WD, Venture,

Chrysler Town & Country (with all wheel drive)

Dodge Grand Caravan (all wheel drive)

GMC Jimmy, Sonoma 4WD, Safari, Savana

Infiniti QX56Jaguar S and X-types

Jeep Grand Cherokee

Kia Sedona (the 2006 is acceptable, if you must buy a Kia)

Land Rover Discovery

Lincoln Aviator and Navigator

Mercedes-Benz CLK, M- and S-Classes, SL

Nissan Armada, Titan

Oldsmobile Bravada, Cutlass and Silhouette

Pontiac Aztek, Trans Sport,

Volkswagen Cabrio, Jetta Turbo, Jetta V6, Beetle, Touareg

That's our politically correct list. But the fact is, in a million years we'll never buy: any British car (Land Rover, Jaguar, Mini-Cooper, Lotus, etc.); any German car (Volkswagon, BMW, Mercedes, Porsche, etc.) or any French car. Have you ever sat in the back seat of a BMW? If you're more than five feet tall, there's no headroom. A lot of these cars have become associated with the rich-you've made if you drive a Mercedes. But I've never met anyone who any of these who was really happy with it. We know all about the numbers of repairs per vehicle, but we've own a lot of these cars, or had family member or close friends who owned them. Please don't make the same mistake these people did. Buy yourself a nice Honda or Toyota.

Follow Your Heart and the Blessings Will Come

You never know when those moments will arrive - but they do, in everyone's life. The projected path you were on takes a twist, and suddenly you are presented with unexpected opportunities that change your life forever.

The first of those moments came during the winter of 1989. As the holidays approached that year, it occurred to me that many of my friends and co-workers at the advertising agency where I was working were in interfaith relationships, and I found myself feeling uncertain as to what kind of card to send. Then the light came on... why not come up with a design for a card that would celebrate Christmas and Hanukkah? There was nothing like that on the market at the time and the need for cards that allowed for both religions to be included in a greeting became glaringly obvious to me. I came up with a cleverdesign of the Star of David intertwined with a Christmas tree, then showed it to my husband, Phil, who immediately knew I was on to something special. In that moment I felt a spark of inspiration, an innate sense that I was creating a vehicle to bring together both faiths. I loved the idea of being able to promote a message of tolerance and understanding through something as simple as a greeting card.

Being in advertising, I had all the resources I needed at my fingertips and knew people who could help me get a business started. That first year I had one of the other artists at the agency sketch out six more illustrations. On our first run we printed 500 cards from each design. Phil threw them in the trunk of his Chevy Nova and went around to all the stores in Manhattan, selling them in packages of twelve. He sold out in one week's time, and before we knew it, we were in the card business. We called our little outfit MixedBlessing and ran it fromthe dining room of our Westchester apartment for the next few years. It was the beginningof what was to become a journey toward a work-life that would be filled with passion and purpose.

Our first son, Jordan, was born in June of ‘91, and by the end of that summer I was well on my way to "having it all." I was still working in advertising - a job that I loved - but was now juggling the joys and demands of motherhood with a full-time career and a home-based business. Phil stayed equally busy, practicing law, running the business, and sharing in all aspects of parenting our child. We found a wonderful nanny named Wendy, a sweet British girl who came to the apartment every weekday morning to care for our young son. And while it was tough leaving him for ten or more hours at a time, we were managing okay. And then one day, I was sitting at work and got a call from Wendy. In herbreathless excitement, she was telling me how Jordan had just taken his first steps! I held it together until we got off the phone, feeling my heart sink at the realization of what I had just missed. As I placed the receiver back in its cradle I knew something had to change.

Phil and I began to explore the possibility of relocating to an area with a lower cost of living - one in which we could afford to expand and run MixedBlessing full-time from home. Over the next few years the thought germinated and bloomed in my mind. I didn't know how we would begin the transformation, or how profoundly it would change our lives, but I knew we had to try. As 1994 approached, our goal was clear and we were ready to make the change. We visited Atlanta and Charlottesville, Virginia, as well as Raleigh, North Carolina. We were attracted to the quality of life in Raleigh, and after a long weekend visit, knew we wanted to settle our family and business there. And so came an even bigger course change - one that would steer us toward the suburbs of a mid-sized southern town - quite a difference from the pace and size of New York City.

We were scared, and excited, and everything that comes with a move of that kind, but we were ready. Of course, our families thought we were losing it. "What is there?" they would ask. It was very hard for them to accept, but we knew it was time to step out into a different lifestyle. Raleigh was a growing area with an ever-expanding influx of people; and there was a cultural mix with a university flavor - not to mention the natural beauty and affordability. It would be the perfect place to run our small, but growing business, all from a much larger home.

For the next eight years Phil handled all the sales and marketing for the business. We landed large chain store accounts through sales reps for national distribution. We eventually farmed out all of the collating and shipping of the cards when it got to be too overwhelming to handle in-house. In addition to creating new card designs, and getting our website up and running, we also attended The National Stationery Show. I will always remember one show in particular. We were presenting our cards in New York to a high-powered sales rep. He interrupted our pitch and informed us that we would never make it in the card business with such a narrow focus. Not sure what "making it" meant to him, but for us, things were going pretty well. We both loved the balance that working from home provided, and we were passionate about and believed in our cards. Our son Josh arrived in 1995, and the boys were thriving in their new environment. Jordan began kindergarten not long after we moved, and a year later, Josh was taking his first steps... and we were there to see it all! Guess you could say we were "making it" just fine.

MixedBlessing has provided us with more than we could have imagined; and it has lead usto other experiences that we never could have dreamed possible. In 1996, Phil and I wrote Blintzes for Blitzen, a charming children's holiday tale of Blitzen wandering off from Santa and finding himself celebrating Hanukkah with Bernie, the deli owner, and his family. It has also allowed Phil to pursue his dream of developing a life-coaching practice. He now meets with clients, helping them to find their own work/life balance. We've met many obstacles along the way, some that we expected, and others that have truly surprised us. One of the biggest hurdles for us has been going up against the large companies that have their own store distribution channels. Our product has been able to thrive because we work hard to put out a thoughtful product with an overall high-quality design and concept. I know many of the people who buy our cards, and I want our product to reflect a level of sensitivity to them. We've had our share of criticism as well, from both sides of the religious aisle. The Jewish extremes feel we are diluting the faith, and the hard-line Christians think we are demoralizing Christmas. But I always come back to the reason I started this business, and that keeps me going strong, in spite of the resistance from others. My mission and drive is to promote the universal theme of peace, tolerance, and diversity.

I am now reaching another crossroads of sorts, and looking out at an unfamiliar, but exciting landscape. My children are teenagers now, and eventually will not need me to run them to soccer practice, or be there to cook their meals and tend to laundry. I find myself asking the same question quite often: "What do you want to do next, Elise?" The most important aspect of running MixedBlessing, aside from the benefit to family life, is that I am afforded the opportunity to express myself creatively and touch people's lives by saying, "I recognize you are out there and I celebrate your differences." I can still do that, but havecontinued to bring in other people to help with the day-to-day operations and some of the marketing and publicity.

I started out as an artist, and am finding my way back to my art more and more these days. I paint, mostly with pastels, and I love the feeling of beginning with an initial concept, sometimes a picture I've pulled from arecenttravel, and bringing it to life through my own creative interpretation. I have the flexibility to pursue my art, and am considering opening my owngallery - a creative expression centerwhere I can paint and display my work, and others in the community can come andalso create freely.

It's been quite an adventure from that day in 1989 when I had my first "Aha!" moment - a journey that has been filled with possibility, passion, transformation, and most of all, the opportunity to be present for all the amazing moments life has to offer. What a wonderful way to make a living!
